TRIRIGA’s successor is MREF — not Manage.
Maximo Real Estate and Facilities (MREF) and Manage are separate products. Both fall under the umbrella of IBM’s Maximo Application Suite (MAS), which offers licensing and access benefits for our customers.

Straight answers
Questions we hear — answered plainly.
“Do we really have to move by 2027?”
No hard cutoff that day — but Sept 30, 2027 is the edge of the safe planning window. Extended Support runs one more year to Sept 2028, and Sustained Support runs to Sept 2032 — but every tier from 2027 on is existing fixes only. No new features. No security fixes. Practically, 2027 is the date to plan to.
“Why is IBM making this change?”
This is part of IBM’s strategic vision to bring real estate and facilities capabilities into their enterprise management suite. We’ve been investing in the transition since it was announced in 2025. Our MREF accelerator, llama box, released in September 2026.
“We’re heavily customized — this sounds scary.”
Don’t worry. Your customizations will remain intact! But this may be a good opportunity to scope how your organization uses the program, and what options you may have.
